Community Association of Valencia – Most Common Violations

• Flowerbed Maintenance
  Flowerbeds must be neatly maintained, kept weed-free, and replenished as needed to maintain curb appeal.

• Lawn/Weed Maintenance
  Lawns must be regularly mowed, edged, and free of weeds or overgrowth. Bare or patchy areas must be repaired.

• Trash
  Trash must be bagged and placed in approved containers. Bins should not be visible from the street except on designated collection days. Loose garbage may not be left scattered on the property.

• Unapproved Modifications (No ACC Approval)
  Any exterior change or improvement requires prior approval from the Architectural Control Committee (ACC). Modifications made without approval are violations.

• Miscellaneous Items
  Items such as equipment, furniture, or other personal belongings may not be left in yards, driveways, or common areas unless expressly permitted.
