Brick Row – Most Common Violations:
Trash
Trash Days are Mondays and Thursdays; Recycling is Thursdays only.
Trash/recycling is only allowed to be left out on Trash/Recycle Days (the city recommends
leaving it out by 7am). If the trash/recycling is not picked up, Residents are responsible for removing it from the curb on the same day.
If you miss trash pick-up or need to dispose of something on a day other than a scheduled Trash Day, Residents are permitted to use a specific apartment dumpster located in the parking lot behind “The Point” apartment building, located at the Northwesternmost part of the Brick Row apartment community.
Loose cardboard and newspapers that are not in a bag may not be left out on rainy days.
For large, bulky “bulk trash” items, Residents must call the City of Richardson to schedule a pick-up. It often takes the city a couple of days to schedule, so please plan accordingly in order to avoid fines.
All Residents are responsible for ensuring that their property, including all adjacent parkways and alley easements, is free of litter and debris.
Vehicles
Vehicles may not overhang into or block sidewalks, streets, or traffic.
Parking in the alleys is not allowed.
There is a two-car limit per townhome for parking in approved spaces in the community
There are no assigned or reserved parking spaces.
No garage shall be modified or used so as to reduce its capacity for parking vehicles.
Vehicles are required to be operable, and have current plates and registration.
There are also vehicle-type restrictions—no boats, no campers, no cars with more than four wheels, etc.
Signs
For Sale or Rent signs must be located in a window and are not permitted in any yard.
Other than signs for a security company, no signs, billboards, posters or advertising devices of any kind shall permitted on any Lot without prior written consent of the Board.
ARC
No changes are permitted to be made to the landscaping without the prior written approval of the ARC.
Apart from satellite dishes, no exterior modifications may be made to the building, fences, signs, walls, decks, drainage systems, or patios without the prior written approval of the ARC
While satellite dishes do not require ARC approval, there are guidelines that must be followed for installation.
There are many other items that fall into this category, most of which can be found in Section 6 of the DCCR’s.
Leasing
All Owners are required to submit a copy of the lease to the management company promptly following execution (within 10 days).
The Rental Fee Rule Resolution requires all Owners to submit a fully completed Lease Notification Form and a copy of the Lease, along with a $250 processing fee with each new lease.
It is the responsibility of landlords to communicate the Rules with their tenants.
Any violations incurred by the tenant are charged to the homeowner’s account (not the tenant).
